I understood putting the loc as a home line then it was secured. That’s why they said they could lower the interest rate from the 7 plus it was to the around 6.
I should also add (if it’s Relevant) I do have a fare amount of debt. It’s just spread around quite a bit some threw the store but we had to personally guarantee a lot of it
Mortgage for the store threw BDC, car loan, truck loan, truck lease, trailer loan, operating lines, supplier credits ect ect. Our bank guy did say yesterday we are pushing it to the limit right now.
Unless I want to buy a house instead of renovate then he preapproved us for another 400k

We could complicate things further by accessing whether to take some amount of secured Loc and locking into 1yr gIC ( just an example) not sure current highest %rate of return currently available.vs current rate of interest.

That's where my mortgage/HELOC is right now so I know their rates - but they're close to everyone else. Unsecured would be 2-3% higher unless you're considered a sub-prime borrower.

We have appointment set to discuss that because we still are carrying some start up costs personally that my accountant says we should be in far enough that we can get the business start to carry more of it.
We have been putting extra into the highest interest one and by this time next year it will be gone so then everything we were putting on that will go onto the next one on top of the payment currently being paid. Then the. Ext one after that. Once the ball gets rolling it snowballs pretty quick

Can you combine both into one at the lower rate then you take the money you were paying to the higher one and put that into a TFSA bi-weekly/monthly, then withdraw and make a lump-sum annually which goes straight to principal on the combined? Most conventional mortgages at the banks allow you to pay a lump sum periodically (RBC/BMO are annually on the anniversary date) up to a specified percentage (eg. 20%). You get the benefit of lower interest and a faster combined paydown - also leave the HELOC/LOC at zero after the balance is moved to the mortgage. Only suggesting this as I think you said the balance on the LOC/HELOC was for property improvement versus consumer spending - otherwise I wouldn't suggest it.

the iPhone is such a turd, I wonder why people like it so much. To me it's like a device meant for the lowest common denominator. Why can't you just plug it into your PC to download pictures like a sane person can without stupid software... My Android phone works wonders.

? I use my i-phone for work all the time and take pictures at construction sites. No problem downloading pictures to my work PC with no software. Plug it in, window pops up "open device file folder", search "*."

I've been well served by taking a moment to think before responding garners much better results than trying to fill dead air with a fast response, not just interviews but everywhere. My response if often "I need a moment to think that over" which allows me to fully process and deliver a good response, rather than a quick response.
How many times have you been at the Depot or some other place looking for solutions and a bit of advice and had an "associate" give bad advice. This comes from most peoples need to give an answer, any answer, rather than a good, correct answer.
My mental gears turn slower. I don't think I'm alone on this.
I must look like I have good advice - cause whenever I'm in Home Depot people come to me for help...lol and I have dirty hands - I don't think anyone working at Home Depot has dirty hands...lol Happened once a Canadian Tire a hot little Horse Girl looking for some trailer hitch advice ( I couldn't even speak English she was so hot)
and she said Dang-it - that just blew me away...lol

its not a bad thing - but it can be just as much a crutch as maxed credit cards - on the flip side if your spending is careful and its setup correctly your mortgage could be paid down quicker - but only if there is some restraint....

It is a "bad" thing if it's consumer debt...just like with credit card revolving debt, just at a lower rate. It still means you're spending more than you make (unless it's used for investment like the 9% used it for potentially). It's been pretty common in both US/Canada (more so US) before the 2008 crash and becoming so again afterwards.

I believe it - I was never understood the hurry - most people that I know who did it had no life then they got old - when I say quicker I'm referring managing larger payments without penalties - i'm never in a rush to pay my house down not with 6 kids...lol

Couldn't agree more... I'm still using the original 35+ year old kitchen in my place, I don't care. I could easily do a full reno now and be further down the rabbit hole, but nope. I'm focused on killing the mortgage fast and hard. I'll sleep better at night once it's paid off.

things where a lot different then - I had a mortgage in the 80's it was stressful - just getting a 5000.00 loan wash and panic and that decision from the lender didn't happen over night like it does today they made you sweat your bag off everyone uses finance different - I fear investing and real estate is the only choice for me - but as you pay down your house the value increases so the rate of return may be higher and safer than the actual investment numbers you stated - I've owned real estate since around 1986 and never lost - I will admit I did get real lucky during the down turn in the late 80's before the bottom fell out of that recession...

nothing wrong with that - my wife is hounding me all the time - much of our house is still in 1989 and even some of the Miami Vice colours are still present - i'm slowly picking away at it so some room are 2020 and others are 1989...lol

You can separate the HELOC from the mortgage and keep the payments separate so you can monitor the principal paydown independently plus if you actually used the equity for investment you have it separated for interest tax deduction purposes.

I believe in pacing and doing both (I don't like the mortgage either) so you end up with paid off home (doesn't matter as much on investment properties as leverage works there) and 7-figure (or more) investment portfolios (if you invest early enough to let compounding work for you).

Yeah, two streams of thought on that but if you can do both.......
The 9% is not actually ROE/ROI but rather the percentage of HELOC borrowers who used the money to invest (I assume appreciating assets) versus the percentage who used it to buy TVs, cars (depreciating assets), effectively wiping out that equity. If the return rates were 9% it would be a no-brainer to invest. On the flip side, at low mortgage rates more of your payments go to principal paydown versus interest.

The good thing for me is I won't be paranoid about it, I won't care about door dings and fender benders so the commute will be slightly more enjoyable. The Mustang is tough, I was scared to death of having to get it resprayed or something because the value would have dropped considerably if it needed new body panels. So it took a lot of energy to drive the thing and look out for cops lol
My new job has me driving each day and the GTA isn't getting any smarter behind the wheel lol (although I am working towards being able to telecommute again but that will take a year or two). I really miss my old lifted Ranger, problem with that truck was the age (2003), 5 speed manual and MPG I got out of it because I never changed the gear ratio after the big tires. But it was a blast to just not give a F about it and take it off-road once in a while. In fact no one really parks close to you if your truck is caked in mud lol It's funny to watch those that do and get their clothes dirty LOL
When I want to thrash into corners and do burnouts, I have my trusty notchback which now can out-handle the S550's with ease and once I get the gear installed and blower put-on, it will be able to keep up with them too.

LOL yeah that's the shortfall for them, so much $$$, so little truck. The F150 is certainly a better bargain since they handle better and whatnot. But having owned a newer F150 in the past, I just can't use it effectively. Parking garages are a bitch and it won't fit in my garage lol
The Ranger drives like a 90's truck. They are rough around the edges and all that. If you expect a luxury SUV out of it, I wouldn't recommend it. It's a lot more "Jeep" than Jeeps are today. lol

I have a serious 4wd friend who has a seriously equipped Toyo Landcruiser. He previously had a Taco, before that a 4Runner. I did a trip with him a couple of years ago, didn't touch pavement for 6 day and drove to the top of 3 mountains. He's somewhere between Vancouver and Tuktoyuktuk right now.
He mentioned that if he were in the market for a 4WD right now there's a mid size GMC that wins over the Taco. Might have been the Canyon or something like that.

I have both. 5.0 f150 and the Tacoma, and unfortunately your right but it only applies to the 4.0 tacoma. The new 3.5 are much better

I don't understand how they are out on bail.....its totally ridiculous!!! And yes, parenting plays a large roll in their kids.... A lot of parents expect the school system to raise their kids, see it all the time....they don't want to be the bad guy, want to be their friends. But today I'm already missing my oldest son Mitchell who will move down to Kitchener on Sunday to fulfill his final year at Conestoga. Some of you met him at the spring track day and he is basically my mini me only 37yrs younger. Of all my siblings Mitch and I do a lot together and have a ton in common. We even think and say the same things at the same time - that freaks me out at times and other times makes me very happy and proud. He has excellent work ethic and although I'm an hours drive away we are working together on the same project. It is so comforting to know he's there doing a good job with very little supervision. I'm going to be lost for a week or so when he leaves but on a positive note I'm excited for his future. Yesterday he asked me if I was going to help him move. I said "What your two bags of clothing?" He replied "Kinda." I again replied "Of course I will!"

Decided fuck it and put 90lbs of air in the back bags and moved a couple yards of top soil (1 yard per trip) with the truck. Handled it fine but I still want a diesel again. Honestly don't "need" one as I've put 2000lbs in the back of this truck and towed 10,000lbs with it and it hasnt been an issue but as I start to do these things with more regularity the safety net would be nice.

Yesterday she went to the public library with my wife and came home with 2 kid books, one about the history of Mustangs and the other about Corvettes. I think I'm in trouble. :)

Honestly if you just wanna go straight line speed you're better off going with a Coyote platform IMO. Seen many a 13/14 with low/mid range KMs for less than you'd pay for a Terminator and its just a great platform to start. Add a Vortech and supporting mods and you're looking at a potential 10 sec ride for probably what it would take to get in to a decent stock Terminator. When you start to talk about road course/hpde stuff then the scales start to tip the other way a bit. Also would be hard for me to shell out high 20's low 30's for a Cobra when that coin will get you in to stuff like Gen 2 CTS-V's, C6 Vettes, 996 Porsches, Supercharged AMG's, ETC.
Cobras are awesome don't get me wrong, but just where they're at price wise it's hard to make a justifiable case for one beyond "gotta have the Cobra" which if thats your mindset is totally cool too.
Feel like I'm about to get torched for this viewpoint.

Not modding the daily too much just peace of mind things and utility. Ordered some westin nerf bars to help prevent door dings... hitch for offloading and towing the notch lol... looking at a steel bumper to improve approach angles and look more aggressive on the highway... oh and lift the front by an inch at least....
Once the stock tires are worn out I want wider stance and some fender flares...

There's a Sikh family a couple of doors down.
This past summer they had a large wedding with blaring music well past midnight.
Looks like another one tonight, on a work night. Sounds like an Indian caribana, complete with car horns etc. They are having fun, which I like. There's 3 generations living in the house and I actually like their sense of family. I'm not a fan of lack of consideration for the dozen houses in immediate proximity, and larger disturbance to dozens more houses.
Windows closed tonight, but I refuse to be one of those anonymous neighbors calling in a complaint.
If I'm kept awake late into the night, I'll go over in person and politely ask for a volume reduction.

A couple of years ago one of the sons got married, it was a party fest for 3 solid days, 4th day was at a hall. First night, there was about 200-250 people that managed to carry the party from the house, to the front yard and then shutting down a fairly busy street at about 7-8pm. Neighbours wouldn't have none of it, cops showed up in 10 min. They were escorted back to their property. 1 hour later they were back on the street, cops showed up again. Cops stayed for awhile until the guests moved to the backyard, where the party continued including banging drums and playing music until 3am.
Next night party continued in the backyard with fewer guests, again with the banging drums and loud music. Cops were called twice that evening.
You want to party I'm fine with it, but please have some God damn consideration for your neighbours. Especially since the partying started in the middle of the week.

I know of a couple marriages that didn't work out because they wife expected that she would be able to stay home all day like their mom did and raise the kids. it wasn't a problem till they decided that they were also of the belief that house work wasn't woman's work (not saying it is) and the husbands got tired of working extra hours all the time to make ends meet, and then coming home to a disaster house there were expected to clean up.
more so though I think its more that people don't want to work at it. they expect married life to be bliss all the time and when things go wrong the easiest thing to do is walk away.
the rest is just sometimes you don't realize how crazy someone is till you marry them. ;lol

The 11 started off for sale in Woodbridge last year now it’s down to 35k in scarborough, someone mentioned the stripes on seats don’t match the car stripes otherwise if u had a knowledgeable mechanic look it over it might be ok

Ranger update:
I just reached 1000km on it lol And new record for MPG, I got it to high 8's on the 401 until I hit some mild traffic and it went up to 9.6 on average. In heavy traffic or in the city, I'm usually up to 11.5... I installed a hitch, got the nerf bars on the way tonight. Next is a leveling kit for the front and bushwacker fender flares...
Trying to get used to the 2.3/10 speed. It isn't bad, it's just that it's a stupid 4 banger. I think I'd prefer a de-tuned 2.7 turbo 6 in there... I bet you a 5.0 Coyote in that truck would net the same MPG as the turbo 4, sound better and have plenty of power when needed. I mean it's a truck so I don't care if it sounds like an electric trimmer but I question the logic of this drivetrain. I think an electric would have made more sense, then an ecoboost V6 as "heavy" option for towing and payload.
I'm hoping to hit the trails this weekend, an easy trail nothing crazy and I doubt I'd even need 4x4 lol But time to get it muddy so close parkers can get their clothes all messed up.
I also think either of those two power plants would have been a better all around choice. Filled the Ram two Sundays ago before heading to Port Perry to visit my Pop's. Including moderate traffic north on Kennedy to Stouffville Rd n heavier traffic on the way home, truck showed an average for the trip of 9.2. No I wasn't in let's do what ever it took to increase mileage, just a leisurely drive doing 80 or 85km up there and back enjoying the day. My point, amazing what a big ass V8 can see for mileage when driven realistically, can only imagine what it would be capable of in a much lighter vehicle. Just for reference, my previous GM 5.3 would be lucky to be within 4 ltr/100 of that number driven the same. When towing, ltr/100 gap between the pair grows substantially.

Yup, I was impressed by the Coyote Mustang's mileage when not driving like a douche. I guess they put crap engines in to give an excuse to surcharge for the better option. My next daily driver (in 5 years) will be a full electric. I like the progress Ford is doing with the electric F150...

Cool...had a problem with a buzzing sound from the radio. A few searches for the 460 mach system and did the recommended "kick to the driver's side kick panel" and all is good. So now have to fix that loose connector when the weather gets better.

Gave me a lil grief but only cause I fessed up why I selected French, got me looked after though.
What a ridiculous system they've got, totally geared to push you into using their app or lining up in the bank itself.
Guys, all I wanted, a replacement card, chip is fubar in my current one.

Seriously though - you can request replacement cards (all types) online within your account under the "Customer Service" tab (even via your phone browser). No need to use the telephone.

Yup - demand management and efficiency (ie. lower demand by nudging to lower cost channels). Demographics pointing to self service/online access 24/7 anywhere.
Likely can't make it - I'd sneak out but a little backed up because I just got back yesterday after heading out on vacation back on the 23rd.
