Is $8500 a good price for a 12x18 salt-water pool installed?

I don't want an in-ground pool, I can't stand those. I want above ground with a huge wooden deck around it.

At our old house I had 24’ round salt water above ground pool installed for 7500, so 8500 doesn’t sound unreasonable.

Despite my thinking that your pool logic is backwards, yea that seems pretty fair price assuming no grading or excavation is needed.

I just can't commit to an inground on my small property. I think I have only like 40x140 ish backyard and since my patio door is 4ft above ground, seems to make sense to me to make it above ground.

My neighbour spent near 100k on his backyard... looks sweet but a tad much. I'd rather keep it under 20 grand all said and done, can't get into debt for that.

Easy to spend big money on back yard mods, I stopped keeping track after 100k sadly I’m prob 125”ish” into mine.

One suggestion is to get a gas heater for it, my inground doesn’t loose much temp at night, at our old place my above ground would drop 10-15 degrees overnight (late in the season)

I’ve got a 250k BTU natural gas heater and it’ll raise my 20x38 2 degrees an hour and it’s 9’ deep, lots of water to
Warm up.

Worth the investment, will get you swimming earlier and later in the seasons.

In London that pool was $7999 installed last March at the home show so I would say that's reasonable.

For me though.
Seriously been looking at these last 2 years.
And the prices keep dropping.
$28,000 installed and you can use it all year.

I spend a bit of time at a family members house that has this beautiful set up. It’s like a retreat at your own Home.
We are planning something like it on a smaller scale at our next house. But my current back yard is just to small and I’m not going to waste money to get something I won’t be happy with in the long run. It’s time to move.

That's the dream but it's not worth doing if you have neighbours though. I mean I can't imagine spending over 100k in my backyard, wanting to sit and relax and then all I hear is stupid Drake being blasted and dumb teenagers screaming behind the "oasis". Our next house will be smaller but situated on a very large piece of land, outside the GTA. Waiting for my kid to be 16 and this house paid for before achieving this level of awesomeness.

I do have some pretty stupid audio stuff in my basement for music (mixer, amps, loud speakers). Or bring my Marshall tube stack amp to practice some Metallica lol But I'm not like that, I'm an asshole for sure but I don't want people to notice it that badly lol

I’m with you on not wanting to dump 100k , I wouldn’t do it again , if you have a deck look at partially submerged in-ground/on-ground . Not sure how much those will set you back . Can honestly say I’ve only been in it 2X this summer , my wife on the other hand thinks she’s a mermaid , lives in her suite & water which is ok lol . My suggestion don’t blow yourself out , try & do something under 20k complete & kids will have a blast .

I think ongrounds will set you back around half of an inground, depending on size I think around 25-30k.

on ground right now... we may settle on a round pool at just under 8k with taxes and installation. I need a new fence for the pool permit, just about 70ft of new fence is needed depending on the design, up to 3 grand if I do it myself... Deck I'm not sure yet... wife wants the gazebo in the corner still but main deck will probably be 15x25 or something like that, I need to get the land survey papers so I can start measuring everything and draw up a deck in CAD.
